Project Manager – Real Estate Development

Limassol, Cyprus 

The Opportunity

A growing real estate development business in Limassol is looking to appoint an experienced Project Manager to oversee the delivery of multiple residential developments. The position will manage projects across the full development cycle, coordinating consultants, contractors and internal teams to ensure successful execution.

This is a hands-on role for a construction professional with strong site experience who can maintain control of programme, cost, quality and technical coordination while driving projects through to completion and handover.

Key Responsibilities

·      Take day-to-day ownership of assigned residential projects from construction commencement through commissioning and handover.

·      Act as the key interface with main contractors, consultants, architects and other project stakeholders.

·      Track project programmes, budgets and quality standards, identifying risks and corrective actions at an early stage.

·      Manage technical documentation, project correspondence and the flow of information between site teams and the development office.

·      Attend progress meetings and carry out regular site inspections to monitor delivery, resolve technical issues and remove project bottlenecks.

·      Review contractor programmes, drawings, methodologies and site performance against agreed project requirements.

·      Support cost control through budget monitoring, cost reviews, procurement coordination and materials planning.

·      Ensure works comply with applicable building regulations, contractual requirements, quality procedures and health & safety standards.

·      Coordinate commissioning, snagging, close-out documentation and final project handover.

Candidate Profile

Education: Degree in Civil Engineering, Architecture, Construction Management or a related technical discipline.

Experience: Minimum 5 years of relevant construction or development experience, with strong exposure to site delivery and contractor management.

Technical Skills: Good working knowledge of MS Project for programme management, together with AutoCAD and Microsoft Office.

Local Knowledge: Practical understanding of Cyprus construction practices, local building procedures, contracts and commonly used materials.

Project Delivery: Strong planning, coordination and problem-solving capability, with the confidence to manage competing priorities and demanding deadlines.

Languages: Fluency in Greek and English is required.
